Where do you build? In which towns can I build a Skilpod?

We build throughout Belgium and the Netherlands.

Skilpods are full-fledged homes that you can basically place on any lot suitable for permanent residence. There are no special conditions to build one.

However, our design must fit within the urban planning regulations of the lot (flat roof, building area, single-story for Skilpods without floors...). 

Do you need some help checking the urban planning conditions of your lot? No problem. To do so, send your details and those of your plot through our contact form.

How do I know if my building plot is suitable for a Skilpod?

If you have a specific lot in mind or already in your possession, we will be happy to check if the Skilpod of your choice fits on it. Please send us your details and those of your lot via our contact form.

Can you build a Skilpod in Wallonia?

Yes we can also install a Skilpod in Wallonia, as long as it meets the urban planning regulations of the plot. For example, it can be a bit more difficult to find a lot on which you are allowed to place a house with a flat roof.

We will of course help you figure out the regulations and apply for any variances.

Can you build a Skilpod in the Netherlands?

We do install Skilpods in the Netherlands on suitable building plots. Keep in mind that the all-in price for the Netherlands does not include the cost of connecting to utilities and there is a surplus for transportation depending on your location. Make sure to request a quote for your specific building plot.

What is included in the price?

  1. Support for the permit request, including the survey and sounding of your plot
  2. Help at every step during the building process
  3. Groundworks, foundation, sewage
  4. Your Skilpod, fully ready for you to move in, with flooring, kitchen, bathroom(s), painted walls and cleaned before the hand-over
  5. Connection to water supply, sewage, electricity*
  6. All necessary inspections and reports (EPB, ventilation, electricity, sewage...)

*Warning for the Netherlands: because the prices differ per region, the cost of connecting to utilities is not included in the price yet. We do of course assist you with the formalities. The EPB report is handled by the architect in the Netherlands.

Do you deliver buildings in shell-state?

No. At Skilpod, we are fully committed to complete, turnkey homes. That way you get a better total package, for a lower price than if you were to do the finishing separately.

Moreover, this way you don't have to coordinate with different contractors and you can move into your home much faster.

Can we do some of our own work?

The homes we deliver are always fully finished. We do not deliver shell-state homes or other intermediate solutions, because we are convinced of our total package. Both regarding the design, and the assistance and service during the complete construction process.

Of course, you are free to make your own adjustments to your home afterwards, on your own responsibility.

Do you have a show home?

In our atelier you can see, touch, sniff all Skilpods under construction as much as you want.

Currently we have a #140 available as a show home at our atelier in Geel. In Lokeren, you can visit our #130 show home in the Hoedhaar neighborhood.

Visits at both locations are by appointment only.

Can we visit Skilpod?

You can visit our show homes in Geel or Lokeren. In Geel we have a finished #140 on display, in Lokeren you'll find the #130.

Please note: it's not possible to visit us without an appointment, as there aren't always people around to attend to you. Contact us if you'd like to set up an appointment.

customizations / adaptations

Do you deliver custom built homes?

No, because of our unique construction process, customization is not possible.

Of course, we do like customers to think with us and our designs are also optimized based on customer feedback. So if you have a comment on how it could be even better, we are happy to listen. We will investigate your idea and if it is an improvement for all our customers, we will introduce it to all new homes.

Can the homes be organised in a different way? Is it possible to adapt the rooms?

No, because of our unique construction process, modifications are basically not possible.

Of course, we do like customers to think with us and our designs are also optimized based on customer feedback. So if you have a comment on how it could be even better, we are happy to listen. We will investigate your idea and if it is an improvement for all our customers, we will introduce it to all new homes.

Is it possible to add more windows?

Because of our unique construction method, it is basically not possible to place more or different windows than we have foreseen in our plans.

Good to know: we do have some standard variations of each Skilpod, where the placement of the front door and windows differ. On our site you will only find one variation each time, so if you are interested in a specific Skilpod, it may be helpful to contact us about the possible variations.

Can the #130, #135, #140, #160 or #165 be built as a single-story home?

No, the way the construction plans are made for these houses don't allow them to be placed entirely on the ground floor. We also believe that this is the optimal way to make use of every square meter.

For those who want a large home, but don't like doing stairs, there is our #144, a single-story home with 4 bedrooms.

Can you place a slanted roof on a Skilpod?

No, the design of the houses does not provide for this. We choose a flat roof for several reasons. The main ones are that this way we do not waste any space and on the roof we can place solar panels that are perfectly aligned with the sun, regardless of the orientation of your plot.

Do you have homes that are larger than 165m2?

No, right now the #165 is the largest home in our offering. We consciously choose to build compact. It's more environmentally friendly and that way our homes fit on the ever-shrinking lots.

What we do look at is how to arrange that available square footage as well as possible, so that you can use the space to the maximum. No superfluous space, but optimized space.

Can you install a Skilpod as a terraced house?

Our Skilpods are not suitable for placement as terraced houses. The dimensions of lots for terraced houses always vary, and sometimes the neighbor's houses are even built a little crooked. We work with standard dimensions and do not deviate from them. Therefore, it is not possible to "slide in" a Skilpod between existing houses. 

We do have a terraced house model in our range, but it's only available for projects, where we can determine the layout of the lots ourselves. Are you interested in starting a bigger project with Skilpod? Take a look at our page for investors

extras

Can you add a garage?

No, it is not possible to build a full garage. However, we can provide a carport. The carport is not included in the total price.

On sloping lots with adapted foundation and basement, we can provide a garage door. Again, this is not included in the standard price of a Skilpod and we'll have to calculate a custom price for your specific lot.

What is included in the interior finishings?

Our all-inclusive price includes the following finishes:

  • The full kitchen with appliances from AEG
  • The full bathroom, including sink
  • White painted walls
  • Lighting points

Not included:

  • Fixtures for lighting, except for the lighting outside, where we do provide the fixtures
  • Mosquito windows, screens, shutters or curtains.

Are the homes furnished?

Our homes are not furnished. However, we have arranged each room so that standard-sized furniture (e.g. from Ikea) fits in perfectly. This way you can still completely adapt the look and feel to your own style.

In every room with windows, at least one window can open. Exactly which windows those are varies by type of home. We are happy to go over it with you in a personal conversation, with the plans included. In the bathroom, storage room and toilet of our semi-detached houses, ventilation is provided by the ventilation system.

How high are the ceilings?

The clear space between floor and ceiling is 2.60m, both on the ground and first floors, in all our Skilpods.

What is the E-level of the Skilpods?

We follow the legislation around the E-level. So in 2023, the homes have an E-level of E30. With solar panels on the roof and a home battery (not included in the price), you can bring the E-level down even further.

Does the home come with solar panels installed?

Since July 2023, all our Skilpods come with 8 solar panels of 405 Wp included in our all-in price. You can choose to install more if you want. Depending on which home you choose, you can install 10 to 12 panels.

How is the home heated?

The home is heated with an air-to-air heat pump. This is an environmentally friendly and efficient system that uses the outside air to heat the inside air. You don't need radiators (this means some extra square footage you can use as you wish) and in the summer the same system cools your home.

Does the house have airconditioning?

There is no separate air conditioner in the home. This is not necessary because the air-to-air heat pump that serves as heating can be used in reverse to cool. Thus, your home always has a pleasant indoor temperature.

Are Skilpods circular?

We work with circular raw materials as much as possible. Currently, the houses are not 100% circular yet (for example, we use adhesives that cannot be reused), but we are always looking for better solutions and working towards that 100%.

Do I need a special permit for a Skilpod?

No, no special permits are required for a Skilpod. Of course, your house must meet the regulations of the specific lot (minimum area, zoning, etc.) just like any other house. Often deviations from those regulations can also be requested.

We will help you throughout this process.

If you own or have your eye on a building plot, we will check if it's suitable for a Skilpod. If your plot qualifies, we'll also help with your permit application and any deviations from regulations. You always know where you stand before you make a purchase.

What are the VAT regulations on Skilpods?

Skilpods are new construction and therefore fall under the standard 21% VAT rate.

If you demolish an existing home and build a new Skilpod on top of it in 2024, you are entitled to a reduced rate of 6%, provided that it is your only family home and you continue to live in it for at least 5 years.

We strongly encourage you to take advantage of this advantageous arrangement and can also help you with the demolition of an existing building.

installation & foundations

Which foundation do I need?

We provide as standard a strip foundation made of concrete to a frost-free depth. This type of foundation is already included in the price.

If the ground is very unstable, we have to place another type of foundation and there is an additional cost. Of course, we check this in advance, so there are never any surprises.

Can the homes be placed on a sloped plot?

Yes, the house can be placed on a slope, subject to the necessary earthworks. The foundation must then be adapted or a basement can be provided under the house.

Building on a slope is not included in the total price and the cost depends on the specific situation and which house you choose. Contact us for a quote tailored to your needs.

What is the life span of a Skilpod?

The lifespan of a Skilpod is as long as that of any other classically built house. The house is based on circular principles so that all parts can be neatly recycled at the end of its life, but how long that life lasts is up to you.

You can also just continue to sell a Skilpod like a normal house, if you do eventually want to move.

How sturdy/safe is a Skilpod?

Of course, our homes comply with all rules, regulations and standards. Moreover, for our timber frame, we work with LVL wood, which is much more solid and fireproof than classic solid wood.

You are always welcome in our construction workshop to come and test with your own hands how solid our constructions are. Bonus points if you dare to jump around or dance on it.

Do Skilpods need any special maintenance?

No, there is no special maintenance required on the house. Once the Skilpod is installed, you can maintain it as you would maintain a traditionally built house. You can refresh the interior from time to time if you feel like it, but you don't need to do anything to the construction itself.

The same applies to the exterior finish as with traditional construction. You'll probably want to refresh a thermowood finish after 10-15 years. With the stone finish, no maintenance is required, except possibly removing some moss if you live in a humid environment.

Are Skilpods mobile/moveable?

In principle, our homes are moveable, for example if you want to give your home to your children or move to another location yourself, but they are not made to be moved often.

When moved, the home must be taken off its foundation, divided into pieces, prepared for transport and lifted onto a truck with a special crane. On the other end of the journey, the reverse must then be done. Not exactly something you want to turn into an annual tradition.

How long does it take to build my home?

We start building as soon as the permit is in order. Then it takes us several months before your house is completely finished and installed. On average, the entire process from you contacting us until you can move in takes about a year.

Can I rent a Skilpod?

Currently, you cannot rent a Skilpod directly from us. Occasionally, we have customers who build Skilpods to rent to individuals. If they wish, we announce their offer through our social media.

We do not have solutions for temporary situations, such as renovations.
